Default Landlords and repairs.

Ok,I have a question. Do landlords have to hire professionals to get work done in a tenants home?

If they don't and they make a mess of things or destroy tenant property who is liable?

I am asking as my daughters landlord keeps hiring other tenants from other buildings to do work on her apartment.

I am scared that she is going to end up with a real mess and if the guy does something wrong when he repairs the ceiling in my grandsons bedroom that someone will be hurt.

I don't know why she does this but there are serious issues yet to be fixed and they can't move. They are looking but can't find anything that compares to what they are paying now.

Let me know what you guys think or what the law says,please!

There is no law that I know of that requires Landlords to use licensed contractors or professionals.

A few times I have used professionals / licensed contractors but they are usually very pricey and the bottom line is keeping costs down on a rental and trying to actually positive cash flow on it.

Other determining factors are how much money the LL wants to spend and risk a lawsuit and/or the job being done just right.

I have a few guys that work for me who are not professional but they can get the job done just as good, I trust them and will do the same amount of work for half the price. The biggest thing being that I can trust them and because of that they have worked for me for several years now.

It's probably not what you wanted to hear but it's the hard reality of it.

Its ok I was just curious. The guy didn't even show up so the work isn't done. Oh well as long as its done right I don't care. Thanks for your input its nice to hear an opinion from someone who isn't afraid to tell it like it is. I appreciate that.

I've never heard of any kind of law that states who can do certain work in a home other than having to be a certified electrician to do electrical and needing permits for certain things.

Hopefully the people he is getting to work for him knows what they are doing!

I'm not sure about the liability either if property is damaged by the workers. You might have something there.

Has your daughter looked into HUD? That might be a big help as to renting another apartment or house as the payments per month, I understand, wont be as high.

Or even public housing? That would be another, albeit not so likable option for them if their income is pretty limited.

Explore all options. And I wish the best possible outcome for their problem.
