Default Duplex?

I'm looking into rental properties and there are currently a few duplexes up for sell. Does anyone own one and rent them? I was thinking I could max my profit with a duplex. Duplexes in my area are charging 500+ a month. Apartments for 2br 1ba $380.

I think any rental you are looking to buy is all about the numbers. I know investors that will only buy multi units and I know plenty that prefer single family homes. It's all about the numbers... maybe you could share yours?

Default duplex

As with any purchase make sure you really weigh the options. Talk to some of the landowners in your area to see if there are any potential problems to deal with. Owning your own home and being a landlord are very different prospects.

Default Duplex?

Buying and refurbishing a duplex is going to take a lot more money than just buying a single family dwelling. Is it going to work out that you would be making enough money off the duplex to pay the loan and have some left over? If not, I dont see any advantage to it at all unless you sell for a good profit.

I would share if I had started buying a few. LOL I prefer to weigh my options before landing property that sits and forces me to pay property tax. I may be overly cautious and it can be fault. I had a developer come in complaining that his subdivision is eating him alive. It was a bad year after all in his area.
