There are several signs that a roof may need replacement including leakage in the attic, particularly after a heavy rain or ice buildup. Ask the homeowner if you can see a record of their electric bills over the last couple of winters. An excessive increase in energy costs is also a sign of a faulty roof, as they can indicate heat escaping through the roof.
You should also check the material that the roof is made of. Roofs are no longer made of wood as wood roofing poses a large fire risk. Roofs are typically made from asphalt shingles, composite fiberglass or metal. All of these roofing options are quality. Many of these options are fire resistant, resistant to high winds, lightweight and heat reflecting.
If you want to replace the roof, there are also different colors and types that may be more or less aesthetically pleasing to you. However, if you are looking to buy a bargain house because you want to sell it for a profit you should find something with a sturdy roof to save you time and money.
