Plumbing
When you are looking to buy a new home don’t overlook the plumbing system. Plumbing is something that potential buyers frequently fail to notice, as it is hidden within the walls and foundation of the house. However, it is one of the most important aspects behind the walls of a home.
In the past, a majority of homes were built with metal and copper piping. While metal piping is still used it has its share of pitfalls, which have been shown through many studies and lawsuits over the years. With metal pipes there is a greater likelihood of system failure due to the natural tendency of metal to pit and corrode. Additionally, a thick layer of hard mineral buildup lines the inside of copper and metal pipes over time. This can contaminate drinking water and is also a major factor in creating low water pressure in your sinks and baths.
CPVC piping is a newer option. In recent years it has been the top choice for plumbers and homeowners as it never pits or corrodes. In addition, with CPVC piping there is no hard mineral buildup, which allows the pipe to maintain full capacity, resulting in high water pressure in your home’s sinks and baths.
It is also important to make sure that the pipes are insulated for hot water. Non-insulated pipes can allow up to twenty percent heat loss, which can raise your energy bill significantly.
If you don’t check out the plumbing system before you buy a home you can find yourself with huge renovations on your hands. You may have to replace the entire system, which takes time and money. Aside from the comfort of high water pressure and the knowledge that your drinking water will be safe, a new plumbing system will raise the home’s value. If you are looking to invest in a house that you will sell at a large return, an old and antiquated plumbing system will decrease the value of the house significantly. For this reason you should do your research in the plumbing department before you make an offer.
