Understanding How an Appraisal Works

A home appraisal is an important part of the home buying process. It is also crucial to have a home appraisal carried out when you are looking at selling your home. You can think of an appraisal as a full inspection of your home by a professional appraiser. This person should be experienced and have an in-depth knowledge of the property market and current real estate trends. Your appraiser will take several things into consideration when working out what the market value of a property is. He will make notes of the property's features including its location, its proximity to local services and the appearance and status of the overall neighborhood. The appraiser will also find out what the current market value is of similar homes in the same area. Once he has all of this information, he will prepare a report for you and/or your mortgage provider offering his opinion on what the market value of the property is.

You will usually pay between $200 to $500 for an appraiser's fee. While this may seem extravagant to you – especially if you're faced with all the costs associated with purchasing a property – it can save you a lot of money, hassle and heartache in the long run. A fair home appraisal will also give you peace of mind as it will prove that the money you're spending on your new home is worth it. If you are selling your home, you'll know what the asking price should be and you will be more inclined to hold out for the right offer.
